Greater Fredericton Area Market Stats

  • 🏘 240 total units were sold in August (188 Residential Single), vs 266 (213) for August 2021, a 9.8% (11.7%) decrease from this time last year.
    📈 Average Prices continue to rise year-over-year, with the average single family home selling at $299,199 ($290,000 median), a 11.5% (14.9% median) increase over August 2021. The benchmark price continues to fall this year from it's peak in February, 2022.
    📊 List to sell ratio has balanced, with an average unit selling at 100.3% of list price (99.5% single residential). This represents the first time in nearly 2 years that average homes are selling at list price.
    📉 Months of inventory are low, currently sitting at 2.5 versus 2.3 in August 2021. This continues to signify a sellers market. More listings were added than were sold (316 vs 240), contributing to an increase of inventory.
    📉 Median Days on Market sits at 21 vs. 22.5 for August 2021, meaning homes continue to sell quickly on average.

EXIT Cares - Make-a-Wish NB

Each month we support a local cause or charity through our EXIT Cares Program.

This month, we’re supporting Green Hill Lake Camp’s Share-A-Wage program, which aims to compensate the volunteer staff of more than 45 people. Many of the staff are university and high school students who sacrifice the opportunity of regular summer jobs to support the camp, and this program allows the community to support these volunteers financially.

  • List to sell ratio is high, with an average unit selling at 106% of list price (105.8% single residential), spurred on by competitive offers on fewer listings.
  • Months of inventory are low, currently sitting at 2.9 versus 2.1 in July 2021. This continues to signify a sellers market, but marks the first increase in recent markets, meaning that the pool of active listings is increasing.
  • Median Days on Market sits at 18 vs. 20.5 for July 2021, meaning homes continue to sell extremely quickly on average.

Each month we support a local cause or charity. This month we're supporting ElderDog Fredericton. ElderDog’s purposes are to assist and support older adults in the care and well-being of their canine companions; promote the welfare of older dogs whose lives have been disrupted due to illness, relocation, or death of a human companion; educate about the human-animal bond in general and the significant role of companion animals in the health and well-being of seniors; and support and conduct research into the human-animal bond with a focus on seniors and canine companionship.
