February Fredericton Area Market Statistics

March is here, which means new Market stats for February 2022.
 
🏘 152 total units were sold in February (120 Residential Single), vs 182 (157) for February 2021.
📈 Average Prices continue to rise year-over-year, with the average sold price for all units at $295,309 ($274,650 median), a 31.1% (24%)increase over February 2021.
📈 List to sell ratio is high, with an average of 107.6% (107.1% single residential)
📉 Months of inventory are low, currently sitting at 1.4, compared to 2.2 in February 2021. This continues to signify a sellers market.
📉 Median Days on Market sits at 15 vs. 20 for February 2021 (16 vs 20 single residential), meaning homes continue to sell very quickly on average.
